CDL's District 15 Launch Track Record: What Tembusu Grand Signals for Tanjong Rhu Road
Tanjong Rhu Road is still a pre-launch GLS site — unit count, pricing and launch timing are all TBA pending the developer's own release schedule. For a District 15 site in the Kallang / Tanjong Katong corridor, the most useful benchmark isn't a citywide figure, it's what the same CDL-led group did on its last launch in the same district. Tembusu Grand, launched by CDL and MCL Land in Tanjong Katong / East Coast in 2023, is the closest real precedent — same district, same broad Katong-to-Kallang basin corridor, same developer group leading the consortium.
Tembusu Grand — CDL and MCL Land's last District 15 launch
Tembusu Grand commenced sales on Saturday, 8 April 2023, described by CDL as the first new launch in Katong that year. The launch weekend numbers:
- 638 total units, with 340 units (53% of the project) sold by 5pm the following day
- Average selling price of S$2,465 psf
- Two-bedroom, two-bedroom-plus-study and three-bedroom units were the most popular configurations, with healthy demand for one-bedroom-plus-study and four-bedroom units too
- About 90% of buyers were Singaporean, the rest PRs and foreign buyers (China, Malaysia, USA and others)
- Positioned across four towers in the Tanjong Katong / East Coast enclave
Tembusu Grand isn't the same postal sector as Tanjong Rhu Road, but it's the closest recent CDL-led launch in both geography (the same Katong-to-Kallang coastal corridor, on the same rail line the Tanjong Rhu site will eventually connect to) and positioning — a family-oriented, mid-to-large launch in a mature eastern residential enclave rather than a CBD tower or an outer-region EC.
What this does and doesn't tell a Tanjong Rhu Road buyer
None of this predicts Tanjong Rhu Road's own eventual price list — that stays TBA until the developer confirms it, and this site will not project a figure. What the Tembusu Grand data does support:
- CDL-led District 15 launches have moved briskly — 53% sold inside a single launch weekend at Tembusu Grand is a strong take-up rate, not a soft-launch pattern.
- Family-sized units (2BR to 3BR) led demand — a useful signal for what to expect in Tanjong Rhu Road's eventual unit mix, given the similar family-buyer profile of the Katong/Kallang corridor.
- District 15's coastal, rail-connected pockets have commanded a consistent premium — Tembusu Grand's ~S$2,465 psf reflects the broader East Coast/Katong pricing band at the time, a district-level pattern rather than something unique to one launch.
