Tanjong Rhu 2026: What the Kallang Planning Proposal Does (and Does Not) Say

By Davis Ng ·

A proposed Master Plan amendment in the wider Kallang area is a relevant freshness signal for Tanjong Rhu, but it is not a new tender result for the Tanjong Rhu Road parcel. URA’s wording supports a careful area-planning note: there may be future housing and public-realm changes around Kallang Bahru, Geylang Bahru and the Kallang River, while the direct effect on a Tanjong Rhu Road home remains unknown.

What URA proposed on 14 August

URA’s proposed-amendments list describes changes along Kallang Bahru, Geylang Bahru and the Kallang River. The proposal would move some land to Residential with 1st storey Commercial at GPR 3.0, Park, Road and Utility; move another portion to Residential at GPR 2.8; and designate some land as Reserve Site. URA says the amendments would facilitate future residential developments with commercial and recreational amenities, including a new neighbourhood park, near transport nodes such as Geylang Bahru MRT.

These are proposed amendments. URA says such proposals are made available for inspection and comments before approval and incorporation into the Master Plan. The page does not state a final unit count, launch date, developer, construction programme or measured distance to the Tanjong Rhu Road GLS parcel.

Why this is not Tanjong Rhu project evidence

The Tanjong Rhu Road site is a separate District 15 residential GLS parcel that already has its own award and developer record. A broader Kallang planning proposal cannot establish the future project’s entrance, view, traffic load, price, unit mix or completion date. It also should not be treated as an approval for a new Tanjong Rhu Road scheme.

How to use the planning signal

  • Use the location guide to distinguish the Tanjong Rhu waterfront setting from the Kallang Bahru/Geylang Bahru proposal.
  • Use project details for the awarded Tanjong Rhu Road parcel and its own developer facts.
  • Read the dated archive for project-level name, plans, prices or preview evidence.
  • Do not convert proposed GPR, future park language or MRT proximity into an investment or pricing forecast.

The evidence-led takeaway

The Kallang proposal is relevant as a broader planning observation: it describes possible residential, commercial and recreational additions in the river corridor. It remains proposed and does not disclose a direct Tanjong Rhu Road impact. The responsible update is to preserve that uncertainty while watching for the next attributable project release.
