A Second Tanjong Rhu GLS Site Is Coming: What Tanjong Rhu Close Means for the Road Launch Decision
On 3 June 2026, the Urban Redevelopment Authority (URA) announced the Government Land Sales (GLS) Programme for the second half of 2026 — and a second residential site inside the Tanjong Rhu enclave, named Tanjong Rhu Close, is on the Confirmed List. If you are weighing when, or whether, to commit to the already-awarded Tanjong Rhu Road launch, here is what this second site actually is, what it isn't yet, and what it changes for your decision.
What URA Announced on 3 June 2026
URA's 2H2026 Confirmed List sets out eight residential sites and one white site. Tanjong Rhu Close is one of them, with the following figures published in URA's own Appendix 1 table:

These are URA's own planning estimates, not a confirmed unit count — the same way its original estimate of 525 homes for the Tanjong Rhu Road parcel was later refined once a developer submitted an actual planning proposal. How Close Is "Tanjong Rhu Close" to the Awarded Road Site?
Property portal EdgeProp's 3 June 2026 coverage of the Confirmed List described Tanjong Rhu Close as sitting adjacent to the Tanjong Rhu Road plot awarded to CDL Constellation and Bedrock Ventures in February 2026, and quoted CBRE's head of Singapore & Southeast Asia research, Tricia Song, calling it "one of the most attractive plots" on the Confirmed List with potential for unblocked sea views. That is one consultancy's opinion on a site that has not even been tendered yet — a forecast, not a confirmed fact about pricing or take-up.
What is confirmed is that both sites sit within the same broad Tanjong Rhu / Kallang waterfront pocket of District 15 covered on our location page — near Tanjong Rhu MRT, the Kallang Basin and the Sports Hub precinct.
GLS "Launch" vs a Project Launch — Don't Confuse the Two Dates
URA's "estimated launch date" of November 2026 for Tanjong Rhu Close means the tender is expected to open then, not that a developer, a project name, a showflat or a price list will exist by that date. The Tanjong Rhu Road parcel shows exactly how long that runway is: its own tender launched 26 November 2025, closed 5 February 2026, and was awarded 10 February 2026 — and more than seven months after that award, the official project name, unit mix, pricing and TOP are still TBA on our project details page. Tanjong Rhu Close has not even reached the tender-close stage, so a confirmed developer, let alone a showflat, is realistically further away still.
What This Actually Changes for a Tanjong Rhu Road Decision
Tanjong Rhu Close does not undo what is already fixed about the Road site: it remains the first private residential GLS release along Tanjong Rhu Road itself in around 28 years, it already has a confirmed developer (CDL Constellation and Bedrock Ventures, in a 90:10 JV with Woh Hup Holdings), and it already has a confirmed land price (S$709,252,000, about S$1,455 psf ppr). Tanjong Rhu Close has none of that yet — no developer, no award, no confirmed unit count.
In practical terms: if Tanjong Rhu Close is eventually tendered, awarded and launched, it will add to supply in the wider Tanjong Rhu / Kallang enclave over time — but it changes nothing that is already fixed about the Road site today. What Stays TBA
- Whether Tanjong Rhu Close's tender opens on schedule in November 2026, or is deferred — URA reviews the GLS Confirmed List every half-year.
- Which developer, if any, wins the site, and at what price.
- Final unit count and GPR — both remain URA planning estimates until a tender is actually called.
- Any relationship between a future Tanjong Rhu Close price and the S$1,455 psf ppr land rate set at Tanjong Rhu Road — CBRE's Tricia Song expects "a similar response," but that is a forecast, not a fact.
